A supreme Penthouse in Florence

A place, not only a house

Some places cannot be described: they can only be lived.

No description — however accurate — can truly convey what it feels like to inhabit a space so exclusive, so immersed in the beating heart of Florence, and yet so removed from its noise.

It is an experience that escapes words, and one that simply asks to be lived in person.

From every window of the apartment, views of the city unfold that belong to no single era, but to all of them at once: rooftops, bell towers, the Arno flowing as it always has, in a panorama that seems to suspend time rather than measure it.

And then the terrace — not merely overlooking the city, but rising above its rooftops, offering a vantage point that few other places in Florence can match.

From there, the height of the view becomes a privilege in itself.

It is not simply an apartment: it is a space in which to rediscover a refined and wise dimension of living, made of measure, of silence, of time given back to those who inhabit it.

It is no surprise that, once one enters this dimension, it becomes difficult to leave it — those who experience it, even for just a few days, find a growing reluctance to step outside, as though every reason for doing so gradually loses its urgency.

And finally, perhaps the most striking trait of all: despite its truly central location, just steps from everything that makes Florence unique in the world, here silence reigns supreme.

The Entrace

The entrance opens directly onto the living room, offering an immediate and welcoming first impression of the apartment's character. From here, a private staircase leads discreetly to the upper floor, allowing movement between levels without disturbing the flow of the main living spaces. Just before the stairs, a dedicated anteroom provides the ideal setting for a private conversation or meeting — a quiet, self-contained space that can be used independently of the rest of the apartment, offering both discretion and flexibility for those who wish to receive guests without opening the whole home to them.

This layout is particularly well suited to those who value discretion in their daily life — whether receiving a business associate, holding a confidential conversation, or welcoming a guest for a brief visit — without ever needing to grant access to the more private areas of the home upstairs. It is a configuration that speaks directly to a certain kind of resident: one who moves between professional and personal life with fluidity, and who values a home capable of accommodating both without compromise.

The Living Room

The living room is a generous, light-filled salon centered around a striking marble fireplace, with a spectacular view over the Arno that anchors the entire space.

Swivel armchairs are arranged alongside a sofa designed to comfortably seat seven, allowing the seating configuration to adapt easily to different moods and occasions — from an intimate conversation to a larger gathering.

Original design rugs and furnishings lend the room a distinctive character, avoiding any sense of the generic or the interchangeable.

A hidden bar corner — complete with refrigerator and sink — allows drinks, coffee, and light snacks to be prepared without ever needing to go upstairs to the kitchen, keeping the flow of hospitality effortless and uninterrupted.

A panoramic, repositionable television completes the room, adapting to whichever seating arrangement is in use.

From the living room, access opens both to the study and to the sleeping quarters, which include two bedrooms and two bathrooms.

The room enjoys abundant natural daylight throughout, and offers a view onto the raised mezzanine level below, where the dining room and its dedicated bathroom are located.

The study

The study is accessible both from the living room and from the corridor of the sleeping quarters, yet it can be fully sealed off — a true room within the room, able to function as an entirely independent space when privacy is required.

Two windows set at 90 degrees to one another frame a breathtaking view over Florence, filling the room with light from two distinct angles of the city at once.

At its center stands a design table seating six to eight, suited equally to business meetings or working lunches, while a generous bookshelf lines the room, lending it the character of a genuine library-study rather than a mere office.

On request, the room can be converted into a third bedroom, already fitted with all the necessary systems and connections to make the transformation seamless.

It is, in many respects, one of the most beautiful rooms in the entire apartment — and one that allows professional activity to take place in complete silence and absolute privacy.

The master bedroom with en suite bathroom

Accessed via the corridor, the master bedroom is a haven of warmth and intimacy, remaining notably cozy even during the winter months. It features original artisan-made wardrobes, and the wrought-iron bed — crafted by master artisans — is fitted with the finest mattress available on the market, ensuring both authenticity of design and modern comfort.

The room offers absolute privacy and silence, along with a spectacular view over Piazza Goldoni and Palazzo Vecchio, placing two of Florence's most iconic landmarks directly within sight.

A television can be installed within the room upon request, for those who wish it.

The en-suite bathroom, fitted with a shower, is furnished with reproductions inspired by early 1900s bathroom design — a discreet nod to the building's history as a luxury hotel in that era, lending the space a distinctive sense of continuity with the palazzo's past.

The master bathroom

The main bathroom is arranged across two distinct zones and is naturally lit by two windows. It features a double sink and a beautiful design bathtub that serves as the room's centerpiece. Independent from the master bedroom, this bathroom can be made available to guests while preserving the privacy of the master's own en-suite bathroom — allowing hosts and guests to move through the apartment without ever sharing intimate spaces.

The bathroom is also equipped with an anti-flooding system, adding a layer of practical reassurance to its refined design. Its windows offer a view over Borgo Ognissanti, connecting the room to the surrounding streetscape even in so private a setting.

The second bedroom

The second bedroom features an enveloping bed fitted with an exceptional-quality mattress, promising restful comfort from the moment one enters. Its windows open onto an outstanding view of Florence's Lungarno, bringing the river and its constant, gentle movement into the room itself.

A spacious, high-quality artisan-made wardrobe provides ample storage, while an original 18th-century chest of drawers lends the room a genuine sense of history and character.

A television can be installed upon request, for those who wish it.

Positioned as the first bedroom encountered along the corridor leading to the master bedroom and its en-suite bathroom, this room ensures maximum privacy for its occupant. It is, above all, a space designed for comfort and relaxation — a quiet retreat within the wider rhythm of the apartment.

The dining room

Climbing to the raised first floor, one arrives at a dining room seating six to eight guests, furnished with a Knoll table and chairs evoking the style of the 1970s.

The dining room is served by a private guest bathroom, divided into two zones — a WC with washbasin, and a separate washbasin area — ensuring maximum ease of use for guests during a meal or gathering.

The entire level is floored and finished in wood, creating a warm, enveloping atmosphere.

Lighting throughout the room has been carefully studied to ensure privacy and intimacy, ideal for both convivial dinners and more discreet occasions.

The raised position of this floor offers a view of the Arno that seems, at times, to transform the apartment into a seaside home — an unexpected and evocative effect within the heart of the city.

A door connects the dining room to the kitchen, allowing for quick and effortless service while still preserving the privacy of what takes place at the table.

The Kitchen

The fully equipped kitchen enjoys a truly unique view of Florence's Duomo, framing the city's most iconic landmark as a constant presence throughout daily life.

Beyond the refrigerator and dishwasher, the kitchen features a six-burner gas stove and a bar-style table seating three, perfect for quick, informal breakfasts without ceremony.

The room is notably high-ceilinged, fitted with a dual lighting system, an internal extractor hood, a double interior window, and every safety feature one would expect of a professionally equipped space.

Adjacent to the kitchen is a utility room, equipped with a second refrigerator, a freezer, a washing machine, a dryer, a sink, and a spacious storage wardrobe — ensuring the practical side of daily life remains entirely separate from the more representative spaces of the apartment.

The Terrace

Spanning 40 square meters on the third level of the home, the terrace is itself arranged across two levels, offering a full 360-degree view over all of Florence.

It is reached via an internal staircase beginning in the room just before the kitchen, making it directly accessible from the dining room as well.

Like the apartment's main entrance, the terrace's entrance is equipped with an internal video surveillance system.

The first section is defined by a beautiful balustrade that offers a direct, uninterrupted view of the entire Florentine stretch of the Arno.

Climbing two steps leads to the residential portion of the terrace, furnished with a table seating six to eight and an outdoor kitchen complete with refrigerator, sink, and induction hob.

Privacy is carefully ensured through a rich selection of plants and flowers of the finest quality, tended by our own gardeners.

A pergola is currently being finalized, which — together with the existing umbrellas — will guarantee full enjoyment of the space even during the warmest months of the year.

A dedicated lighting system allows for a romantic atmosphere to be enjoyed well into the evening and night hours.

It is, in the end, impossible to fully capture in words the unique emotions this corner of paradise offers to those fortunate enough to call it home.
